This Land Development Project extended Alberta Road to intersect with Smart Road.
JSL was responsible for the road, sewage, stormwater and water design and construction supervision.
This was a reasonably challenging job in that the existing road alignment had not been designed to meet Smart Road. In addition, the stormwater catchment on Smart Road was at capacity, so the Regional Council would not allow stormwater discharge directly into the Mangaone Stream catchment, for fear of flooding in the Waiwakaiho Valley. The entrire site dropped towards Smart Road, which had no sewerage network along the road frontage.
JSL saw the sites elevation as a key attraction, so while most lots have road frontage, many are accessed via an alternative driveway, so that services and access could be provided to an elevated building site without the need for the future landowners to cut into the banks.
The subdivision construction was succesfully completed in 2011, and titles have now been issued.
